When experts from Skanska join forces with the renowned architects from CHYBIK + KRISTOF ARCHITECTS & URBAN DESIGNERS studio, a modern 21st-century housing district without compromising on the challenges of the coming decades can be created. New homes in Modřanský cukrovar have a whole plethora of traditional and extra benefits. Some of them can also be found in our other development projects.
Views
The greatest benefit in the Modřany area comes from nature itself – the view of the tree-lined river lazily flowing by never gets old.
Windows with lowered windowsills, flat orientation and progressively shorter buildings closer to the riverbank mean as many people as possible will be able to enjoy the view.
Enjoy the outdoors
At Modřanský cukrovar everyone has a bit of privacy inside and outside, with elegant loggias, balconies and generous terraces. Some balconies extend two meters and are surprisingly spacious. Underground Garage
Modřanský cukrovar outdoor spaces are nearly car-free. Underground parking allows for convenient access between garage and building as well as a safe environment for playing children and anyone else outside in the parks and around the buildings. The garages also include practical details like a bicycle storage room and washing room for bicycles, strollers and muddy dog paws.
High-end construction

Life between the buildings

The roofs will hold 93 solar panels to produce electricity for all the households and common areas to use and 63 solar thermal panels to provide hot water. Renewable energy in every phase of the project will save about 880 MWh per year.
Water reuse
Innovative eco-friendly technology cleans the water used in faucets, showers and baths and reuses it to flush the toilet. Recycled water is just as effective as drinking water at washing clothes in the washer. Water-saving faucets lower drinking water consumption by an additional 14%.
We also put rainwater to efficient use.
Thermal comfort
Building Energy Performance Certificate A guarantees the maximum possible energy saving and thermal comfort. A high-quality building envelope, exterior blinds, triple glazed windows and hot water floor heating all play a key role. Designer vinyl mineral core panels are placed over the floor heating elements as they have high heat conductivity and retention.
Air recovery
The central recovery unit ensures fresh air to all units. Users recover up to 80% of heat loss through ventilation.
Circularity
Composters by the community gardens demonstrate the circle of life. Recycling and composting bio waste is a way of life here.
Thanks to Rebetong, recycled aggregate concrete conserves natural stone and reduces the amount of construction debris that goes to landfill. This project uses recycled aggregate concrete in the foundations, non-loadbearing partitions, and public areas as a distinctive design element.
Greenery
The roofs are full of green, growing, blooming things. They help keep the heat out during the summer and in during the winter. They can hold up to 35 l / 1 m2. The park is filled with as much greenery as possible. Trees lead the way in the fight against carbon. Other features include an insect hotel catering to pollinators, a stone lizard wall, bumblebee nests, willow trees for honeybees, and nest boxes for swifts and other birds.
Art
Outside the four walls of the apartment, Modřanský cukrovar offers a number of options for leisure activities in its public spaces. With the help of the Czech art scene we are pleased to bring in functionality, sustainability and aesthetics through the ART.cukrovar competition. Four of the winning art pieces will be installed in the public space near your home.

You have an option to select your new home from a wide range of apartment layouts starting with investment, typically one or two-bedroom flats whose windows offer views not only of the river, the courtyard and the future square with many cafes, shops and services, but also of the poetic old Modřany. The green area between the apartment buildings and the road on the new Komořanska street is more than 30 metres wide and provides a pleasant distance from the hustle and bustle of the street. In Modřanský cukrovar we exclusively offer modern lofts with a front garden with a terrace, to which a private entrance leads from the courtyard.
The two-storey extension in the airy space, which is connected to the metal staircase, is ready to accommodate a bedroom, home office, reading corner, game kingdom - but, primarily, some privacy and uniqueness. The townhouse has extra storage space at the top of the entry foyer.
Commercial premises for your business in Modřanský Cukrovar
Up to 5,000 m2 of commercial space for shops, services, bistros and restaurants will be created in the ground floor of the apartment buildings on Komořanská Street and on the square, where architecturally distinctive buildings with premium apartments will be built.

Rich history of Modřany
According to folk tales, Modřany was named for a blue floodplain flower. Historians say the name more likely comes from a statue of the Slavic goddess Morana that once stood on a burial ground here. What we do know for certain is that during the 19th century Modřany transformed from an agricultural village south of Prague to an important industrial centre. The river always played a vital role in Modřany life as a major means of transport. In 1861 a sugar refinery opened on the banks of that river, playing its own role in the area for the next 140 years.
Today only remnants remain: the chimney and sugar loaf in the coat of arms for Prague 12.
Introducing Modřanský cukrovar
Modřanský cukrovar is a residential area with three main components: aesthetics, sustainability, and advanced technology. It features blue-green infrastructure, solar panels, green roofs, and a spectrum of technologies to help households significantly lower their operating costs. All this comes with the bonus feature of the neighboring river, which you can see from almost every window.
