Sustainability
The construction method of the district is based on the strict requirements of the international BREEAM certification.
The new phase represents housing in a low-energy standard with exceptional energy efficiency in the PENB A category and aims for the BREEAM Very Good certificate. This also guarantees the high quality of healthy and sustainable materials with EPD, FSC and PEFC certificates.
Part of the local blue-green infrastructure is also efficient work with water. Starting with the fact that the last phase of Albatros Kbely takes water for flushing and washing from its own well. Rainwater does not go straight into the sewer, but instead is collected in underground storage tanks and used to water the common green areas around the buildings. Its excess is absorbed, thereby contributing to the improvement of the local microclimate.
With nature on the radar
Did you know that one tree absorbs a ton of CO2 during its life cycle?
A total of 211 trees will be planted during this phase, including:
fly agaric • bird cherry • narrow-leaved ash • Japanese maple • sticky alder •
hairy cherry • Callery pear • Himalayan birch • ornamental apple tree
The new phase includes not only a playground and a cycle path, but also a park with an area of 8,780 m2. There will be 15,230 m2 of green areas around the new buildings alone! Part of the roofs are green, and the car parks will also blend in with the greenery.
A refreshing design element of the new buildings will be the continuous walkways surrounding the apartment units. These spaces are complemented by wooden slats and flower beds, which follow the natural character of the location and at the same time serve as shading for selected parts of the interiors. They also add airiness to the buildings.
Albatros is a green neighborhood. We have placed great emphasis on public space, which reflects the latest trends in the approach to working with the surrounding landscape. The streets are lined with trees and a park lawn with a flowery meadow intertwines between the houses. The greenery is designed to provide a refuge for insects and small animals.
The underground floor of the buildings provides the environment for outdoor walks, wherethere will be a bicycle storage room with a stroller storage room next to the garages. It will also serve as a washing machine for bicycles and strollers or for muddy pets.
The project where the future starts
One of the new features of the new phase is the semi-open parking shelters. These 52 outdoor spaces under the green roof are complemented by another 34 covered spaces under the building. Both inside and outside, there will be parking with preparation for the installation of a charging wallbox. The shared benefits of the project also include outdoor fast charging stations.
Alpha, Bravo, Charlie, Delta. The residential district Albatros Kbely resonates with the history of Czech aviation. The namesake in the form of the legendary Aero L-39 Albatros training aircraft can be found in the nearby hangar of the Kbely Aviation Museum. In the area of eleven apartment buildings themselves, a number of elements in the interior and exterior refer to the world of aviators and pilots. And of course, the names of the apartment buildings are inspired by the aviation alphabet.
The quiet urban district is perfect for a happy life and the amenities of our project only support this - abundant public spaces full of greenery, a supermarket for daily shopping, a bike path, a barbecue area and if you decide to have a family, you will be delighted by the children's playgrounds and kindergarten. All this is complemented by attractive furniture from the renowned brand mmcité, which is characterized by top design and quality of workmanship and materials.

Project manager´s word
The art of living
in the right place
A quiet part of town on the northeastern outskirts of Prague does not deny its rural origins. At the same time, it benefits from all the advantages of a big city – transport accessibility, nearby shopping centers, and plenty of sports facilities. Kbely is a place where the wild dreams of our first aircraft designers came true. Make your dream come true here too!
