You can choose from 76 apartment units with premium equipment, which ensures entrance security and interior rebate-free doors with an above-standard height, wooden floors with Blauer Engel and ECOinstitut certificates, underfloor heating, and a sophisticated system of Smart Home elements. The bathrooms are equipped with ceramic sintered tiles, a full-length mirror, a shower niche of comfortable dimensions with an enameled steel tub, or a rimless toilet. At the same time, we maintain a high standard of healthy and sustainable materials that carry EPD, FSC, and PEFC certifications. Selected apartments also have a loggia or a front garden with a terrace.

Dřevák builds on harmony
Dřevák combines tradition and innovation. We combine wood as a proven building material with modern and innovative materials. The four-story structure rises from a reinforced concrete monolithic base, but uses robust wooden CLT boards in all above-ground floors. It serves as a supporting structure and in selected places also as a visual material.
preliminary LCA analysis
Volume of wood used: 1 600 m3
Carbon footprint: up to 560 tons CO2 lower
The difference from conventional construction: up to 28 % lower carbon footpring
Emissions saved over lifetime: 1 400 tons CO2
Economical living by nature
A thoroughly insulated envelope, high-quality insulating glazing, exterior blinds, and central recuperation contribute to a pleasant atmosphere. The woodcutter perceives the energy of nature. In summer, this means a natural reduction of the internal temperature by up to 7 °C, in the winter, a reduction in heating consumption. At the same time, recuperation provides fresh air while saving up to 80 percent of heat loss that would occur through ventilation. Energy saving in each apartment and in common areas will be made more efficient by photovoltaic panels located on the roofs. Photothermal panels and heat from recycled water will in turn help to preheat domestic water. In this way, we achieve the best possible energy efficiency of PENB in project: A.
Just as the materials are intertwined, harmony permeates the D.O.K. apartment buildings. and meaningfully connects individual housing units with the surrounding world and its energy. Not only Dřevák, but also the apartment buildings Onyx and Krystal, which we will introduce soon, can rely on elements of the blue-green infrastructure. There is also a system for managing recycled (so-called gray) water for flushing, a gentle approach using drinking and rainwater, or perhaps energy-saving fittings.
In total, the saving of drinking water will reach up to 44%, i.e. 48.5 liters per inhabitant per day.

Wooden buildings are world class
While in our latitudes Dřevák represents a pioneering project thanks to the chosen building material, globally the Skanska group can boast of completed wooden buildings of various sizes and uses.
In neighboring states, thanks to looser legislation, residents live in significantly higher wooden buildings - we would find a fourteen-story example in Joensuu, Finland, and the Ascent skyscraper in Milwaukee, USA, even has 25 floors.

Closer to nature
closer to the city
Blue-green element D.O.K. expands nearby natural monuments, parks, and reserves. On the hill above Radlice, you can find Dívčí hrady, including the top of Děvín or the Převalský horse farm. On the southern side, Dívčí hrady passes into the Prokopská and Dalejská valleys, where there are several hiking trails, educational trails, and zoo corners. DOCK. itself stands on an elevated area, so you always have a view and views of Prague.
We are at home in Radlice
Project D.O.K. Skanska continues its influence in the locality, which has its roots in the ČSOB headquarters building from 2006. The five-story building for 2,500 employees stands out in particular with its green roof, where there is room for flowers and larger trees.
The project was awarded by the U.S. Green Building Council for the greenest administrative building in Central Europe along with LEED gold certification. Such a space is worth exploring.
