A neighbourhood with everything you need

The second phase comprises a total of seven buildings, dominated by a fifteen-storey residential tower. The upper floors will offer views of Prague, while the lower levels feature apartments with private front gardens separated from the inner courtyard.

The architecture of the project works with subtle articulation of both the building volumes and façades, ensuring the development feels not like a single monolithic block, but rather a collection of individual urban houses. Setback upper floors create comfortable apartments with terraces, pergolas and green roofs, while a variety of balconies made of perforated metal and frosted glass combine ample natural light with privacy.

The neighbourhood features a green, car-free inner courtyard that naturally becomes the centre of community life. This peaceful space between the buildings is open from three sides, seamlessly connecting to both the previous and future phases of the development while supporting permeability and integration across the entire area.

Public and semi-public spaces are richly landscaped with diverse greenery and complemented by benches, a children’s playground, park lighting and quiet areas for relaxation. Landscape architecture plays an important role here, inspired by the principles of blue-green infrastructure and the “sponge city” concept — with trees, rainwater retention areas and native planting that naturally contribute to a pleasant microclimate.

Greenery thoughtfully permeates the entire development. Along the streets, planters with integrated seating are introduced, while a publicly accessible park directly adjoins the site.
