Acquiring a new home can be approached in several ways—most commonly through a mortgage or personal savings. We’ll gladly walk you through all available financing options and provide a clear, free comparison to help you choose the solution that suits you best long term.
Final prices with no hidden fees
All listed apartment prices are final. From the moment you sign the Future Purchase Agreement, your price is fixed:
- no inflation or risk clauses apply,
- we assume all pricing risk,
the price is guaranteed with no increases until handover, regardless of market changes.
Standard Payment Schedule
The unified standard payment schedule follows the key project milestones: reservation, contract signing, completion of interior plastering, and final approval (occupancy permit).

of the apartment price upon completion of interior plastering (approx. 16 months after construction begins)

The apartment price is fixed throughout the entire construction period.
We generally do not offer a deferred payment option of 90% upon completion (10/90 model).
Accelerated Payment Schedule
If you prefer to pay the purchase price earlier, we are happy to offer individual and more favorable terms tailored to you.

Financing through HypoSka
Our partner mortgage advisor will guide you through the entire financing process—from the initial calculation to loan drawdown.
- prepares a mortgage model and compares available offers,
- handles all arrangements with banks on your behalf,
- helps secure the best terms available on the market,
- aligns financing with the construction schedule and ensures timely payments of obligations covered by the mortgage,
- proactively manages any amendments or changes free of charge.

Financing arranged outside HypoSka
If you choose to arrange your mortgage independently of HypoSka, you are of course free to do so. In such cases, however, part of the communication with the bank, document checks, and financing administration is handled by Skanska’s client advisors.
These services are normally included within HypoSka’s offering. If the mortgage is arranged outside of it, they must be covered through internal administration. For this reason, a one-time administrative fee of CZK 20,000 applies when financing the property with a mortgage arranged outside HypoSka.
Purchase using a pre-approved mortgage
(without a specific property)
If you already have a pre-approved mortgage without a designated property, it can also be used to purchase an apartment from Skanska. We will assist in providing the necessary documentation to your bank so the loan can be properly linked to your selected unit.
