in the 1st phase
In the first stage, we are preparing 124 residential units and 6 commercial units. Choose from the offer of apartment layouts - from investment 1 + kk or 2 + kk, to larger family apartments 3 + kk and 4 + kk. HABITAT responds to current trends in the architecture of residential buildings and higher demands regarding residents' comfort and consideration of the environment. In cooperation with experienced architects, every corner has a clear function. The apartments in HABITAT are a bit larger than usual for the given dispositions. A high standard of equipment ensures comfort and aesthetics.

HABITAT of the future
An attractive urban district with its own ecosystem is being born on the land of what was originally an industrial area - connecting people, homes, urban fauna and flora, as well as modern technology. At the beginning of the 20th century, Malešice was still a village where agriculture, orchards, and horticulture flourished. However, in 1922, Great Prague absorbed everything and these roots were forgotten for a while. HABITAT is now building on them.

Malešice represents the eastern gateway to Prague with enormous potential. Services, employment opportunities and leisure activities are available nearby. Public transport, high-quality transport connections for cars, cyclists and green parks, schools or large shopping centers are also within easy reach. At the same time, a large green park will grow in the first stage, and of course also spaces for small businesses and services, and we will gradually add more in the following phases of the project. In the end, there will be a valuable infrastructure with shops, a cafe, later a restaurant, etc.

We are talking about urban work with greenery in such a way that it captures as much rainwater as possible, which is then used on hot days for irrigation and cooling of the district's microclimate.

Following the trend of modest landscape design, respectful of the environment, HABITAT follows the path of meadow flowers and natural fauna. On the one hand, the local species composition does not expose the landscape to the attack of unnatural species, but it is also not demanding to maintain. Insect hotels, bug houses, and birdhouses will also support biodiversity.
We cultivate nature, housing, and interpersonal relationships
Cultivation does not stop at the boundaries of the project. The inhabitants of HABITAT will become pioneers in many ways and by actively using the territory, the whole district will start to show a healthy life. The harmony of the ensemble of buildings, supported by a unified architectural language, spills over into the Malešice space.
HABITAT is a new space for life
The HABITAT district does not represent an impenetrable mass, but on the contrary, through the blocks, a permeable territory prepared for a healthy lifestyle and taking care of a quality family life. HABITAT responds to the growing demand for relaxation zones, and the green spaces in it will be complemented by exercise elements, running tracks, cycle paths, and play elements for children of different age groups.

HABITAT meets the strict conditions of the BREEAM sustainability certificate. The project is equipped with rainwater retention, which will be used to irrigate greenery, and uses gray water for toilet flushing. A heat recovery exchanger and solar panels help the building generate electricity and heat water. In the basement, everything is completed by the preparation of cable ducts for electric car chargers, and green roofs on selected buildings.
Smart Home
Behind the doors of the apartments, residents are not only waiting for a home, but a well-equipped smart home. The system, equipped with a control unit, allows for installation with selected smart elements, including the control of blinds, a smoke or flood sensor an exit button, or others following the rules for client changes. However, living spaces are functional even without smart elements.
Home office
At HABITAT, we reflect on experience from previous projects and feedback from our clients. This also applies to the greater emphasis on the home office - that is why every apartment is designed with a space suitable for a work corner, where a table can comfortably fit and a computer can be plugged in.
Common areas
In the house itself, we meet the residents' higher demands for comfort, for example, with high-quality common areas. The cellar cubicles are operationally directly connected to parking or a carriage house on the first above-ground floor. Services on the ground floor of the buildings and a basement shower for washing bikes or pets are also included. The technological side includes security features with chips, the Akuvox smart intercom, or preparation for a camera system.
High standard
A high standard of equipment is a matter of course at HABITAT. The entrance security door will ensure a peaceful night's sleep, and the door without folds in the interior will enhance the aesthetic impression of the apartment. You will certainly also appreciate the wooden three-layer floating floor in the entire apartment.
In the bathroom, you will appreciate the ceramic sintered floor tiles, floor-to-ceiling tiles, and, if you choose it, a shower corner with clear glass. You will find a rimless toilet with a hidden attachment and a fluency seat. In addition, the LINE control button won the Czech Grand Design award!
