Striking architecture
with an industrial identity
The new phase introduces contemporary urban architecture inspired by the industrial heritage of Vysočany. The buildings rise up to 15 storeys and work with a contrast of vertical and horizontal lines, which, combined with a distinctive façade, create a new landmark for the area.
The project is being developed in architectural collaboration between Expert Architects and Jakub Cigler Architects. The public realm also incorporates preserved industrial elements, including a historic boiler house and chimney, further enhancing the district’s unique character.
New Vysočany
Great accessibility and all services
The project is located just a few steps from the metro line B – Kolbenova, which makes it possible to get to the center of Prague in 12 minutes. In the immediate vicinity you will find: OC Harfa, OC Fénix, O2 arena for culture and sports, schools, kindergartens, doctors and other services, quick connection to Prague 9 and surrounding city districts.
A great benefit of living in the Emil Kolben district is also the nearby Zahrádky park. Right next to Rokytka you will find a playground, refreshments and a natural amphitheater, and a cycle path leads along the river to Horní Počernice.
A place with history and future
The location develops the legacy of industrialist Emil Kolben and continues the original ČKD factory premises. Today it is transforming into a modern, vibrant urban district with a complete infrastructure and a strong genius loci.
All apartment buildings bear the names of important members of Emil Kolben's family. In 2019, the construction of the first stage of the project was completed with the apartment buildings Greta (daughter), Lily (daughter) and Malvína (wife), followed by the houses Jindřich (grandson), Hanuš (son) and the Alfred (brother) building. We are currently completing the sister trio Kamila, Albína and Marie, which are complemented by Františka (mother), Joachim (father) and Ludvík (brother) in this stage.

Modern sustainable technologies
The project aims for BREEAM Very Good certification and has received a PENB A energy performance certificate (extremely energy efficient operation) and offers a range of modern solutions:
- Photovoltaics produce up to 44 MWh per year
- Solar thermal panels produce up to 26 MWh per year
- Local heat recovery with control using CO₂ sensors ensures fresh air and reduces heating costs in approximately 40% of residential units
- Insulating triple glazing in windows reduces heat loss and at the same time effectively dampens noise from the street
- Accumulation tanks retain rainwater for flushing toilets and watering shared greenery
- Efficient water management means a reduction in consumption of up to 26 liters per day per inhabitant
