In Prague's Modřany, on the site of the former Modřany Sugar factory on Komořanská Street, a modern residential district is being built with more than 800 apartments, a wide range of civic amenities and several new business opportunities. The new Cukrovarnické náměstí will dominate the entire location, offering a large public space with greenery, a waterfront, and a diverse range of activities. A modern boathouse for boaters will also built nearby.
The strategic location in the heart of Modřany offers high potential for successful business. The district will include up to 5,000 m² of commercial space, ideal for shops, services, restaurants, and a supermarket. The premises are located in the central Cukrovarnické náměstí, where 1,500 m² of commercial space will be created on the active ground floor and on Komořanská Street, which is one of the busiest parts of the area.
Basic information
The first stage of the project has already been completed, the second stage is expected to be completed at the turn of 2025 and 2026. The third stage with Cukrovarnický náměstí has now entered the sales market with planned completion in 2028. The new square will become a dynamic sub-center of Modřany, including the neighboring Čechova čtvrta, where a similar space has been lacking until now.
The project will also include an open-air pavilion, connecting to the popular community space Curkkandl. Between the pavilion and the historic chimney, which will be transformed into a publicly accessible observation tower, a quiet zone will be created with a view of the Vltava River and unique kinetic sculptures.
